Hodges Ward Elliott (“HWE”) is pleased to present the opportunity to acquire the 99-room Home2 Suites by Hilton Naples I-75 Pine Ridge Road (“Property” or “Hotel”). Built in 2020, the Property is an all-suite, premium extended-stay hotel, boasting a strategic position off of I-75 on Pine Ridge Road, one of Naples’ primary east-west corridors. The Hotel also benefits from its proximity to Downtown Naples (7.9 miles), Naples Airport (5.9 miles), Southwest Florida International Airport (24.7 miles), the Gulf shoreline (6.2 miles), a variety of major medical and corporate employers, and several renowned golf courses.
Opened in 2020, the Property offers a contemporary Home2 Suites product with an all-suite format and in-room kitchens, plus complimentary surface parking. The Hotel’s amenities include an outdoor pool, fitness center, and business center. The Hotel also features reinforced concrete masonry unit (CMU) construction, which distinguishes it from the wood-framed construction typically used to construct Home2 Suites hotels.
Following a normalization period after the pandemic and hurricane-related disruption, Naples is regaining momentum and shifting from a quiet retirement community into a high-end luxury destination. Domestic visitors are drawn to Naples for its pristine beaches, upscale dining and shopping, and renowned golf courses. Through August 2026, trailing 12-month RevPAR increased 9.5% year on year, driven primarily by higher room rates, reflecting Naples’ evolving pricing strength.
Located immediately off I-75, the Hotel is strategically positioned near the western gateway to Alligator Alley. This 80-mile stretch of I-75 cuts straight across the Florida Everglades, connecting Naples on the west coast to Fort Lauderdale on the east coast. Commercial exits are extremely limited along Alligator Alley and development of any kind is heavily constrained by the protected Everglades ecosystem. As a result, travelers have virtually no lodging options when crossing the corridor and must stay in established markets at either end.
Beyond its transient drive-to appeal and renowned white-sand beaches, Naples also benefits from major corporate and healthcare employers such as Arthrex and Naples Comprehensive Health, tournament activity at Paradise Coast Sports Complex, and private aviation through Naples Airport, supporting weekday, extended-stay, and leisure demand.

A general aviation airport serving private and corporate aircraft, supporting the private aviation activity that brings business and leisure travelers into Naples.
Naples’ renowned white-sand beaches along the Gulf, including the historic Naples Pier, anchor the market’s leisure appeal and draw domestic visitors throughout the year.
The flagship hospital of Naples Comprehensive Health (NCH), one of the area’s major healthcare employers, generating weekday and extended-stay demand from medical staff, patients, and visiting families.
Arthrex, a global leader in orthopedic medical devices, is headquartered in Naples. Its Medical Education Center hosts surgeons and medical professionals for hands-on training, adding steady corporate visitation to the market.
A destination sports complex that hosts tournament activity throughout the year, bringing teams and families into Naples for multi-night stays.
The Hotel benefits from a vast surrounding retail base that complements its extended-stay offering. Nearby full-service and quick-service restaurants provide flexible dining options, while grocery and convenience stores allow guests to stock in-suite kitchens and manage food costs during longer stays. Adjacent self-storage provides added utility for guests relocating or between residences, further positioning the Hotel as a practical base for extended visits.

The Hotel has established a leading position among its competitive set, achieving a trailing 12-month RevPAR penetration index of 144.3% as of August 2026. This outperformance reflects both a significant occupancy premium and superior ADR, supported by the Hotel’s recent vintage, Hilton affiliation, and convenient I-75 location.
The non-union, fee-simple interest in the Home2 Suites is being offered free and clear of existing management and financing, affording new ownership maximum optionality in the future operation and capitalization of the Hotel.
The Property benefits from its affiliation with Hilton, the world’s most recognizable and top-performing hospitality brand. Hilton provides centralized marketing, booking, and rewards systems, giving the Hotel access to over 260 million Hilton Honors members. Home2 Suites is a top-tier brand and arguably one of the most valuable franchise brands in the extended-stay space in the U.S. The brand currently has over 900 properties worldwide, making it a strong member of Hilton’s portfolio.
